Site Preparation Guidance
We can advise on site access, grading requirements, and surface preparation for your building placement. We do not perform site work ourselves, but we can help you understand what needs to happen before delivery day.
Foundation Coordination
Projects requiring concrete slabs, pier foundations, or anchoring systems will need a licensed contractor to perform that work. We can advise on building requirements and help you coordinate timing so the foundation is ready when the building arrives.
Permitting Assistance
We provide the documentation your building department needs — specifications, load tables, compliance letters, and stamped plans where applicable. You handle the permit application itself; we give you what you need to make it go smoothly.
In-House Delivery & Placement
We deliver and set structures using our own in-house fleet throughout South Carolina. No third-party carriers, no handoffs. For sites with tight access or specific placement requirements, we work directly with your team to plan the approach.
Electrical & Utility Coordination
Electrical rough-in, utility connections, and HVAC are outside our scope — we do not perform that work. What we can do is help you understand the rough-in requirements for your building type so your licensed contractors are prepared before delivery.
Local Contractor Referrals
If your project needs site preparation, concrete work, or electrical installation, we can point you toward licensed contractors in the Lowcountry who are familiar with this type of work. We do not warranty third-party contractor work.
How We Support Larger Projects
Buying a building is straightforward. Installing one as part of a permitted commercial, government, or institutional project involves more steps — and it helps to work with a dealer who understands what those steps are and can support you through them.
Cool Sheds is not a general contractor, and we do not act as one. We do not manage third-party subcontractors, hold construction contracts, or pull permits on your behalf. What we do is supply the building, provide the documentation, deliver and set the structure, and help you understand what the surrounding work requires so you can coordinate it on your end.
